I live in Ohio and am under contract to purchase a home that is mostly brick, but has a portion with EIFS. An inspection (prodding into the EIFS) revealed that the area is moist and that substrate under a bedroom window encased in the EIFS was soft from the dampness. My question is: should I walk/run from this deal in light of the moisture findings or is this correctable? If it can be remediated - what measures should I demand??? I have asthma and am worried about mold in the intereior walls nerar the area with the exterior EIFS. I am also concerned with resale. What should I do?
