The best part of my experience was when I insisted on contacting the insurance underwriter regarding my loss runs and the huge increase I had at renewal. I asked them why on God's green Earth they paid a claim that was excluded on the policy as the policy followed form with my CC&R's.

They had no answer, I then asked them how they can justify raising my premium for something that THEY should have NEVER paid in the first place. It was at that time that I informed the carrier and my agent that at no time do they have the authority to accept a claim from anyone then the BOD, or as I like to call them, THE NAMED INSURED!!!!!

I got my premium reduced that renewal with the condition that if the HOA had a large claim they would raise again. Well we went 5 years with out a single claim and kept my premimums at the same level the entire time and save the HOA from spending extra money.

Bottom line is that insurance agents of the HOA in no way shape or form should accept claims from any person besides the named insured on the policy. Condo unit owners need to wake up and buy their own insurance-if not soley for the liability aspect of their own policy. Do even get me started if an HOA had to take on the liability of every single person in a condo complex......
