I don't think the word Guaranteed is used anymore, not since the Oakland fires. You can get Extended Replacement Cost, though, from everyone.

I would be very surprised if the tenant is not required to hire a licenced contractor to do the work...maybe not a GC, if it's just paint and cosmetic work, but the work has to be done by a licenced and insured contractor.

What you want to do is have your carrier insure it as a property undergoing renovations, presumably being done by a licensed contractor who will name your client as Additional Insured on the Contractor's policy for claims arising from the actual renovations. Also keep in mind the CGL policy is not a Product Warranty...which is why the insured's own product is excluded for simply being defective.

You may want to consider affiliating with someone like Networked Insurance Agents, who have some of those appointments you seek.

As a wholesale broker myself, I don't know of any wholesaler who writes with any of these companies, as they are all Direct Retail appointments.

While you are correct that the CG0001 form does not contain an exclusion for professional services, there is also no trigger for Professional Services, there has to be Property Damage or Bodily Injury to trigger coverage, and Maliscious Prosecution would only be Financial Damages. Hello again, Most MGA's will not offer you coveage on Admitted paper; we typically are the Non Admitted markets. I think what the other poster meant to say was to be sure the carrier is on the LESLI list -- meaning they are licensed to transact business in California, but not Admitted. It's a subtle...
