The problem is the client is in the position of trying to keep their company afloat and absolutley HAS to get better control of every budget dollar so if the "Consultant" is even halfway convincing the client almost inevitably will agree to give them a shot...

You should have gotten a quality certificate when you bought it originally. That would allow you to show the quality to be used for appraisal.
Or if you have a copy of the appraisal which you mentioned then replacing the ring with 'Like kind and quality' should not be an issue.

Try contacting Art Lyons at AFC Insurance, Inc. Lookup at www.afcpizza.com, they run a complete pizza program for Firemans Fund that is probably the best around but has very limited access.
