Re: CA-Guaranteed Replacement Cost
As an agency owner, I still see gross underinsurance dwelling values from most of the direct writers in competitive quote situations, and without hesitation, state a willingness to pass on the quote derby, knowing that hell hath no fury like an insured with a total loss who at the point of sale wan...

Re: CA-Guaranteed Replacement Cost
What carriers offer Guaranteed Replacement Cost Coverage for HO3/HO5 policies? HO-411 Guaranteed Replacement Cost, affects Coverage A, B, C, and D limits. It's not exactly "unlimited" as the endorsement or some people might think. I used to have this endorsement on a California home writt...

Re: how should i compensate my producers?
Sounds like the replies to your question didn't come from agency owners. If you pay a salary, (I call that a hammock) don't expect alot of production, because there is no incentive when you are paying an "entitlement". You also have to be careful if your are paying on a 1099 that there is...

Re: how should i compensate my producers?
If i do 1099, it saves me lots of money and i am not paying any benefits , taxes etc on them or for them. Also they are responsible all their supplies, telephone, cell, gas, office equipment etc. They will be working remote from their homes. So all the risk and expenses really fall on them. If I pay a ...

Re: Philadelphia Insurance Company
Philadelphia Insurance Companies is a member of the Tokio Marine Group, which is the 4th largest insurer (???) in the world. You may check the Tokio Marine site to find out if they have a presence in India. I'm not sure PHLY does, but I would think that one of the Tokio Marine companies should. Just...

Re: 13,000 properties needing property insurance
I think the answer is not insurance, but DAMAGE DEPOSIT, and proper screening of tenants by a real estate professional with proper E&O coverage. Well said, jtownagent! But, a real estate professional with proper (read: valid) E&O coverage is something that must be verified these days. Speak...

Re: 13,000 properties needing property insurance
PART TWO - We all know that you can rent part of your house on a permanent basis and all of your house on an occasional basis and still have MOST of your HO insurance intact. But what if you rent all of your house on a more permanent basis? Clearly, there's no liability coverage, but surely there's ...

Re: 13,000 properties needing property insurance
Tricky scenario and as you can tell by the responses, not an easy solution. Funny that I ran into this question because I just had this come up a couple weeks ago. The common example is people renting out their primary residences for an event like, Superbowl, or the Olympics. I turned to Chris Amrhe...

Try Philadelphia. Also, Great American Insurance (E&S side) I believe has an appetite for this type of risk.Smalltownagent wrote:I'm needing a good market for a nursing home. Property, CGL, BI, flood, & windstorm.

Re: Should friend buy an AllState Agency? - Help!
I'll add my voice to the choir, be a real friend and tell this person to look elsewhere to buy a job. You say you know him through your house of worship....well, if he hooks up with Allstate, you'll have the whole congregation praying for him. God speed, indeed. Well said d's...well said!

Re: Should friend buy an AllState Agency? - Help!
Hello all, I've been on the independent agency side my entire career. A friend of mine from church (age 50) is considering purchasing an established AllState agency. I do not believe he has experience in the field. What are some of the common pitfalls or things to be aware of as he approaches this ...

I'm in CA, however, I can tell you Philadelphia is the way to go! SFOInsuranceLady, Do you work with a California office of PHLY? The Bell Endorsement, along with their Deluxe Liability and Elite Property endorsements for child care centers definitely add a lot to their policy coverage. FIG has beg...
