Re: Best way to insure a restaurant prior to opening?
I can get a Vacant Building GL with ongoing renovations (up to $250K...which I think will suffice) - we're really only talking new paint & misc. decor. I thought maybe an OCP would be beneficial, but most OCP's, that I'm aware of, are going to required a GC overseeing the project and just don't ...

Best way to insure a restaurant prior to opening?
I have a restaurant account that is opening another location. Open to the public date is approx Feb 1st. however, lease stipulates that a CGL policy must be in place prior to turning over keys...ASAP. The location was already a restaurant so while there will be ongoing renovations, they will be mino...

Re: California "Owner Controlled" renovation of nightclub
Actually, I think what Eric is saying may have some legs, although there is some grey area with respect to owner-controlled build-outs. My interpretation is that it may only be applicable to smaller residential type projects. In my scenario, the out-of-state GC does not have a hand in the hammer &am...

California "Owner Controlled" renovation of nightclub
I have a nightclub owner in California that I've had in a vacant building GL policy for the last several months pre-renovation. He's actually a lessee so I use the term "owner" loosely. We had a plan mapped out to insure the vacant building, building undergoing renovations, nightclub, etc....

Re: How do I improve my credit score?
I have been going through my credit scores lately and feel as if it is time to get someone working on it. That "someone" is you. There are agencies that will accept your money to assist you in improving your FICO Scores, however, they can't do anything that you can't do yourself. Once you...

Best practices for determining TI and BPP in a BOP?
Coming from personal lines with the majority of my property risks being owner occupied, and having proprietary software to calculate reconstruction cost, I was comfortable in my coverage levels. My experience in commercial lines, thus far, has been that the majority of my risks are lessees, requirin...

Re: Commercial building owner with renovation
Hi Rob - I may be too late to the party but, assuming we're talking minor renovations (under $250,000), Mt Vernon Fire (a Berkshire company) has a Vacant Building GL policy that will cover the risk. The renovation guideline is as follows: **Buildings undergoing interior renovations up to 50% of the ...
