Probably the bigger issues are breakage and mysterious disappearance. Art doesn't have to be big to be expensive, but typically it will not be taken out of the home. Allied does have a competitve product to offer for high value homes, but at this time it is limited to the California market. Not sure when they plan on moving into other markets.

There is no reason to add the landlord to your policy. By doing so will often create more grey areas than making it a black and white issue. Is the risk currently written commercially or on a personal policy? As an LLC it should be on a commercial policy, but I have seen companies agree to write LLC's on personal lines for an exposure like this one.

I guess I would verify the protection class that you are giving. Typically a home w/ hydrants over 1000ft and over 5 miles from a FD is going to be classed as a PC10.
