Re: Good market for commercial real estate building
Within which state is your client's property located? We have found that Zurich, Travelers, Liberty Mutual and Philadelphia, to name a few, do a good job for lessor's risk only GL and property exposures. It will depend on whether or not the risk is located in a restricted region (within 1 mile of th...

Re: Calling non-pay clients... a good idea or an E&O exposure?
Just saying "no" seems a bit too cut and dry. You will always have those clients who need reminding from time to time (the independent elderly or clients whose skills do not include administration - small contractors come to mind). But, you may be creating a problem if you call one set of ...

Re: rounding out accounts
Jowens, First, welcome back! Hopefully, this isn't a moth to the flame experience we are witnessing. Just kidding. One of my first calls would be to the marketing rep for your lead personal lines carrier. They are more than just a little bit interested in having you round-out or balance your book wi...

If available, HO 04 41 - Additional Insured (Residence Premises) should statisfy the lease requirement. The definition "insured" is extended to include the landlord/management company in the policy schedule, but only with respect to Coverage A – Dwelling, Coverage B – Other Structures, Cov...

RS, You are correct. A part of the process of choosing a "Bull's-Eye" market is to do a bit of market research within that preferred niche. As a new agent you may be disappointed with your level of sales if you are competing against another agent who has been serving that segiment for a nu...

Re: Larger Market vs. Niche Market?
Clay, It depends. Let's pretend, for sake of discussion, that for the past 10 years, following graduation from Texas Tech as an industrial engineer, you have been working in a design shop fashioning ergonomic, stick-shift grips for a major auto manufacturer. You have just been informed that your sho...

Re: Course of Construction
Actually, we use a market that does provide an HO-3 for homes in the course of construction, which will be completed and occupied within 60 days. They attach a Builders Risk rider to the issue. Once the home is complete the rider is endorsed off of the policy and the homeowners form continues. This ...

Re: Getting in the door.
Wow, volumes after volume have been written on the subject of successful sales careers, but, to keep it simple for a teaser, consider the following: A study of agency producers was conducted several years ago to determine the principal reasons for poor sales performance. The #1 factor that distingui...

Queen,
A bit of clarification would help. Is there a vehicle involved or is the estate simply looking for Hired and Nonowned Liability coverage?

No Homeowners policies available, which will pick up the builders risk exposure? Depending on how close the project is to completion, I would believe that there is an HO-3 that would satisfy the need.
