The policy should list the owner of the house as named insured - period. Adding the LLC as additional insured will not offer the same coveage as being a NAMED insured. Dwelling Fire for rental owned by LLC

LLC consisting of one member develops land he owns by building one home on it. Upon completion, he does not sell it rather he keeps it and rents it out. Is this a personal or commercial risk? I say commercial but insured says "well I am the LLC and its just me, so can't we just write the policy...

ok Rob, last question, if ownership will be the same for the building and the operation of the new business.... Get a GL policy on a BOP for the new Yogurt shop and be done with it. An LRO policy could still work if he has ownership of the building under his individual name, and the business will be under a seperate entity name. There are many building owners leasing buildings back to their businesses which are under LRO.... I agree with you there but the entities are the same.

Rob, My opinion is that your Building owner still needs his own GL policy. Whether he uses insured subs or contracts with them direct merely goes to who pays the most premium for the exposures. LOU Agreed. So I need to find a carrier that will write a GL policy for him while he has renovation occur...

Ok Rob here's my two cents: Cut through all the 'what ifs' and advise him this; DON'T do the work yourself, hire a fully licensed and insured GC to do the TI and assume the liability for the project, that's why Contractors contract! Then get AIs for the Liability and Work comp policies. Worry about...

In Tennessee, one does not have to be a licensed contractor to hire subs to remodel different aspects of their own building. The problem comes in underwriting such a risk. No standard company wants to take on the BI & PD long term exposures of a non licensed owner acting like a GC. OCP insuranc...
