Re: Restaurant with renovations and Triple Net lease
I think there's a good chance a standard carrier, esp. smaller regional carrier that you have a good relationship with, will be willing to insure it as a package. You'll just have to discuss with the underwriter, and show him/her it is truly only cosmetic renovation, all the protection & risk tr...

Re: Less than two weeks left!
When I took those exams 2 years ago, I felt the most helpful material to pass the exams were the study guides. Many exam questions were similar to those quiz & sample exams. I ususally review all the questions I answered incorrectly the 1st time the night before the test. I think it helped. Just...

Re: Non owned auto in Ca
What does the insured do? You can add this coverage their CGL policy for a couple of hundred dollars if they do not do delivery, and their EE do not use their own car regularly for the business.

Re: PA Dog Liability to meet State Requirements
So you're saying the mandatory auto liability insurance or WC are illegal? So the bite was with reasonable cause and provocation. Another case where the government is forcing someone to buy insurance. It just does not sound legal or enforceable, especially since it is a guidedog. I would think there...

Re: How can a new agent obtain appointments?
Mercury appointment is difficult to get. You'll probalby have better chance with some National carriers such as Traveler's or Hartford. Also, some preferred carriers sometimes loosen up on appointments for a short period of time. You'll need to keep yourself informed and make sure not to miss those ...

Re: Farmers Refuses to Pay Botched Auto Repair
If the body shop did a bad job, shouldnt you go after them instead of Farmers? Many carriers only guaranttee the works done in their contracted shop. Also, who made the recommendation? The Farmers agent, their claim adjuster, or the person who took the intial claim?

Re: Encompass VS. Kemper
Can't comment on Encompass. The new Kemper (Unitrin company) is a preferred carrier here in Calif. Their approach is focusing on package (home & auto). The coverage is good, esp. on the home side. They, however, still need to work on their rates to be more competitive.

Re: Commercial vs Personal CPCU
It depends on what's your planned carrer path. Assuming you're a producer or CSR, I'd say go commercial if your personal & commercial split is 50-50. The chances that you'll need such in depth knowledge for personal line is low, unless you want to become an underwriter yourself.

Allied has a new private client program, which I believe is targeting AIG/Chubb/Fireman's fund clients.

Re: umbrella underlying limits
It depends. If the umbrella does not require the insured to maintain an underlying GL policy for this bldg (which is highly unlikely), then the insured has 100k retention in your case. If the umbrella requires the insured to maintain an underlying, typically 1MM for commercials, then the insured's r...

Re: Conflict of Interest
Conflict of interest aside, I dont see how this can work, unless it's life insurance. Which carrier will give him a direct appointment when he can only work at night. If he uses other brokers and GAs, he might as well place them with his current employer. And how is he going to service his accounts?...

Re: CPCU Question
You dont need the experience to take the exam. However, you'll need the experience to obtain the designation. I just studied the books. I found the study guide is pretty useful. If you can answer all the questions in the guide, you should be able to pass the exam.

Re: Discrimination against guests - Coverage question
I don't think it's covered by a standard CGL's personal injury coverage. Personal injury covers specific "offenses" such as false arrest, malicious prosecution...and discrimination is not one of them. The insured might get some coverage if they have an EPLI or D&O policy with "Thi...

Re: Danger in adding landlord as additional insured?
Most HO4 policies are named peril, not special form...so it probablly wouldnt cover your loss if your landlord throws your stuff out.
