Re: Personal lines question: HO3 v. DP3
Thanks for the responses. In re-reading the business exclusion referenced by mccluney I realize that I mis-interpereted "rented by" an insured to mean a residence rented TO an insured. I think I read it as an exclusion of other locations and, figuring that that was its function, did not re...

Personal lines question: HO3 v. DP3
OK, we have lots of clients buying new homes in the depressed market and renting their current home until the property market turns up again. Consequently, we are having to try to get them insured onto a tenant occupied DP3 but try as I might, I cannot come up with a compelling reason to give the in...

Re: First American Specialty Insurance
Well, I tried for a few years to get appointed with them but their marketing department was in such disarray, they lost THREE applications between two reps over the course of two years. I know it wasn't due to lack of qualifications or loss experience, we have been around for over 10 years with HO l...

Re: Anyone else sick of this Michael Jans clown?
Yes, yoyo, spam seriously sucks. Essentially this marketing tactic makes him a colleague of those who flood e-mail boxes with promises of male enhancement. But you know, it's not even the spam that set me off. I get spam as a result of spam crawlers daily, probably 15-20 per day. What really gets me...

Re: Anyone else sick of this Michael Jans clown?
I feel that his claim to targeting insurance agents, from a carefully compiled list, does have some credibility. Please remember that what he is offering is not a 'one-size-fits-all' product. Actually, pretty much my whole point is the deception that is the suggestion that this list is opt in when ...

Anyone else sick of this Michael Jans clown?
OK, I keep getting spam from this idiot, touting his spam operations targeting insurance agents. Normally, I just pass on by this kind of spam, delete it and forget about it. But it is the lying about the origination of their spam list that just ticked me off. His web site has the following i...

Re: Just went IA from Captive - HELP!!!!
A word of encouragement that this actually is a reasonably good time to make the switch as the market starts to harden. People will soon start shopping much more than they are now. If you have a favorable track record with some decent loss ratios, you just MAY be able to land a decent preferred carr...

Re: Vacant Condo in California
Well, we're doing an HO4 on her and can extend the liability. Her contents in the condo will be minimal, my primary worry is covering the interior walls, floors, etc..

Re: Vacant Condo in California
Well, she intends to try to rent it ASAP but who knows how long it will take to find a renter. I would imagine between 0 and 90 days.

Re: Mercury broker appointment
W2e used to have a broker contract with them until the Krumme v. Mercury suit basically forced them to make all their agents brokers. My understanding is that almost all of the brokers have chosen to change to agency contracts as did we. Opposite. Most Brokers are now "agents." Yeah, I go...

Re: Good Agency Management System
We use AMS Prime 2000, it was cheap back in the day when it was AgencyOne ($2,500ish in 1997), don't know how much it costs now to buy in. 4 users w/download is under $300/mo., if I am not mistaken.

Re: Digital Voice Recording
Well, I can see using it as a CYA measure to facilitate doing signatureless changes. Someone wants to delete a car, just start the recorder and get the request on tape, then drag the recording to the management system. What we always do for changes is to do what the insured requests and then send a ...

Banks requiring evidence to draw docs?
Lately, we have been running into an increasing number of situations where we are going to write the insurance on a home so we do the app and wait for escrow to contact us to request an Evidence of Insurance. Then, we get a request from the lender saying that until insurance is in force, they can ev...
