Insuring a landmark building

I have a prospect who is buying a restaurant and bar including the building and the building is very old and is considered a landmark in a very small town. Undoubtedly there would be parts of the building that just wouldn't be able to be recreated, correct? What is the correct way to go about insuring this building, i.e. what endorsements to ask for, what endorsements to look out for, what to tell the client? Any help would be appreciated.

If you are headed toward insuring the property at an amount less than replacement cost, I might suggest using CP 04 38 - Functional Building Valuation.
