CA-Cell Phone Towers

Working on an account and the applicant has 2 cell phone towers on his property. Applicant indicates that the cell phone companies who own the towers and lease the space from him, provide $5M in Liability coverage.

What would be the best way to protect the applicant's monthly income derived from the cell phone tower?

Maybe a "land leased to others" policy with BI/EE? Does the lease specify whehter the rent will continue be paid if the tower is damaged.
