Single Level Apartment Building in Shambles

Ideas? 6 apartments, bad paint, roof bending in on one side, no intentions of repair. But he's a huge client with a lot of other great risks that we have written. I want to be able to get this one covered too.

The roof could be a problem, have you tried Foremost?

I would try to talk him in to self-insuring. It doesn't make sense for an insurance company or for a property owner to insure. If it's not worth it to him to repair the property, would he even rebuild anyway?
