First of all, after this question is answered I'm going to summarize all the grea responses I have received about the varying ways to start in this business. I'll post it when complete.

There was one other avenue. Is a sub-agency a viable alternative? Working under another, albeit out-of-town, agency where there would be a contract allowing the business to be taken after it was built up? Is this fictitous thinking or has this been done successfully?

Best,
Bruce

Would really like to know if anyone has done this and/or pros & cons on this option.

It's a great idea but unfortunately will never happen. You need to split commission and you have a ton of learning ahead of you. If your lucky and good, will you can buy your book or buy and agency book. Just telling you like it is.......... 8) DO NOT ENTER INTO AN AGREEMENT WITHOUT A BUYBACK CONTRACT
