Here in the Mid West, 2 - 3 x commissions seems about right. Will the current owner be on hand for a peroid of time to do intros to the book? Seems to be the right formula, prior owner hangs around and calls the renewals, explaining he is retiring and introduces the new owner.

Why would the owner rely on the tenant to keep the policy on the building in force? Thats overhead that should be built into the rent. What if the business fails? Policy is going to go out of force and the owner not being the policy holder will have further issues getting Loss Runs, Insuring an unin...

He is either trying to run them off or squeeze more money from them. Look at how excessive the Broker Fees are and that should tell you.

Look for an outfit in Tenn called Appund. They have surplus markets that may be able to write that.

My Dad did St Farm for 35 years. He is making more from retirement then he did as an active agent. In the mid west anyways, if your offered a turn key agency, the rule of thumb is to take it.

Call the next of kin. Tell them what policies you have on the deceased. Let them know you are the point of contact.

Dont really need an agency system. Dont get me wrong, it is nice to have. What did agents do prior to an agency system? Paper Files, a tickler system by month (3X5 cards in a recipe box), write things on a monthly planner ect... Get your P&C license, start kicking doors open for your broker pal ...

50/50 depending on level of involvement. If you are going to hit it and quit it, no renewals. If you are going to work the renewal, then 50/50 on renewals.

Look into Appund.com. If you American Interstate, their Pay as You Go plan will give you some wiggle room on pricing as contractors do pay a little more per hundred to get that payment option.
