private beach insurance

My private subdivision association has a lake front lot that we use for swimming. Several of the homeowners purchased a swim raft and now their is a issue about insurance, do we need liability insurance. I've called around and no one will issue it. I would appreciate any feedback on my situation.

Xxrice, If you have and Homeowner Association policy in force and you should, if not GET one ASAP, there are no problems. You should always have a contract lawyer take a look at the policy for any exclusions. :roll: "Premise Liability" is your protection. If your association has care, custody and control of land, weather it's beach area above the waterline or pathways, sidewalks, etc. Premise liability is the animal. Unless the lake is solely owned there is no coverage beyond the water line. This would apply to ocean front property as will as lakes, rivers. FYI, if your not collecting dues for the association from homeowners within your area then you won't be able to secure a policy. :o
