First of all, after this question is answered I'm going to summarize all the grea responses I have received about the varying ways to start in this business. I'll post it when complete.
There was one other avenue. Is a sub-agency a viable alternative? Working under another, albeit out-of-town, agency where there would be a contract allowing the business to be taken after it was built up? Is this fictitous thinking or has this been done successfully?

It's a great idea but unfortunately will never happen. You need to split commission and you have a ton of learning ahead of you.
