GL for Builders, Contractors, Artisans

Nuts & Bolts: Golden Insurance Co. RRG extended its commercial general liability coverage for builders, general contractors and artisans to $1 million/$1 million. Coverage is offered on a claims-made basis, and most builder trade classes will be considered. Extended tail coverage of two or three years may be purchased. Project specific, premise only and $1 million excess coverage is also available. The program will primarily market to contractors involved in condo/townhome, HOA and multi-family projects. Premiums will be rated off payroll for artisans; general contractors will be rated off of gross receipts. Minimum premiums are $3,500 for most artisans and $5,000 for general contractors, roofers and plumbers. Deductibles are 1,000/$2,500/ $5,000/$10,000. Higher SIR will be considered. Additional credit and discounted rates are given when bundled with the structural StrucSure Home Warranty coverage. Credit is given for clean loss history. Primary policy exclusions include prior acts exclusion; course of roofing; mold/fungus; subsidence/earth movement; nuclear exclusion; wrap up exclusion; and designated work exclusion. Beecher Carlson performs risk management and also is responsible for policy generation, claims services, actuary and regulatory issues. Policy is 25 percent earned. Fees include a 5 percent subscription fee, state tax and a flat $250 or $500 policy fee. PFinancing is available. Producers commission is 12 percent.

Dealers Open Lot Coverage

Nuts & Bolts: ARM specializes in providing property/casualty coverage for the retail automobile industry. The “Dealers Open Lot” coverage is written on a monthly reporting form for all types of motor vehicles and equipment. Coverage is for auto dealers, garage areas.

Dollars: $100,000 up to $2 million.

Carrier: Lloyds of London, rated “A” by A.M. Best. Non-admitted.

States: All.

New Residential Homebuilders Program

Nuts and Bolts: M.J. Hall and Co. Inc. has a new residential homebuilders general liability program for custom and tract general contractors in Arizona and California. The builder must agree to provide a new home warranty to all home buyers. Coverage is available for an annual CGL, project-specific policies and wraps (including townhomes — fee simple projects). Builders risk is available in Arizona (including inventory and leased back model homes). Excess liability is also available. Contractor’s coverage with admitted and non-admitted carriers for most artisan contractors and commercial general contractors (including paper contractors) is available. Non-admitted markets are available for service and repair and/or remodel of single-family dwellings.

Dollars: Minimum premium for primary GL is $5,000 in Arizona and $10,000 in California.

Carrier: Rated “A-” VIII by A.M. Best. Admitted.

States: Ariz., Calif.
