    If you wish to build or buy a home in a high-hazard area (no matter the specific hazard in question) be ready to handle the premiums or retain much if not all of the exposure.

    How about the homeowner who’s made their home in a fire danger area some 50 years ago and is putting as much money as they can into fire mitigation? Save your snobbery for the rich folk. That’s not all of us.

    35 years ago when i first purchased my home, we had a local grange who provided our homeowners policy. i had not one claim. during that time our local grange was taken over by a ruthless corporation who refused to renew. I believe the solution is to follow the old grange model. find like minded responsible homeowners and keep it local by self insuring. it is initially risky, but is self sustaining over time.
