Insuranceguy, the most common thing I see is poor roof condition and the insured just hopes a storm happens so they can get a new roof. I have had to turn people down on quoting their home because I inspected and saw an old roof in need of repair or replacement. Companies are also doing more inspections and will get off an account unless the roof is fixed or replaced. An average roof on a home of 1,500-2,000 sq ft is at least $5-6,000 and companies don’t like paying those claims.
Shocking as this may be for those of you not from Massachusetts, there is a political component to these hearings. Insurance companies, after our terrible winter, have used Climate Change models to justify large rate increases. Since we now have a Republican Governor, the usual suspects in the Massachusetts legislature (all of whom want to be Governor some day), came up with this traveling road show so that they can wave their arms and bash insurance companies. Don’t get me wrong, insurance companies deserve bashing, but the real problem in the state is lack of competition. The biggest writer of Homeowner’s policies in Massachusetts is Mapfre. Not State Farm, not Allstate, Mapfre. The big companies that would offer real competition here avoid the state because of the auto insurance regulations.

Massachusetts is a very liberal state. They wonder why people are moving out of the N/E. Taxation, regulation, high cost of living are just three of the reasons. Have they seen the writing on the wall or what?

By the way, NY leads all cities with an astounding 528,000 that have migrated from them from 2010-14. The vast majority of outward migration has been in blue states and the red states cities have received the most migration to them. How new is that information?

Wally, perhaps the State should consider calling company insurance actuaries on the carpet and having them explain Price Optimization policies gigging good, loyal, loss free customers for an exhorbitant rate increase because they can. Many are doing that and Allstate leads the pack. They then turn around and offer lower prices to first time applicants to get them on the books. This practice is abominable and is backward from how insurance should work. They would make more money renewing their good customers rather than accepting some of the new ones, having underwriting expense and taking on risks they know little about.
One of the real problems that is now striking Massachusetts is that national direct insurers were allowed to enter the Massachusetts market and were not required to offer homeowners/property insurance. They have taken auto business and the profit that goes with it out of state leaving the other carriers behind to secure coverage along the coast. If you can write the auto they should make them write the property.

Texas has a 300 mile coastline so we are used to dealing with Tier 1 & 2 property and it’s difficulties.
