Mold Proves Yet Another Challenge in Wake of Hurricanes

    Really? What a surprise…however, aside from the obvious “no coverage” clause, there will be the ongoing health hazard exposure to the residents who must live in those houses– they’ll have no means to relocate or to rebuild. There will be medical costs for health problems to those residents secondary to living in those moldy environs and these costs will be absorbed by the states’ governments, which are already facing the black pit of their empty coffers. This is just the tip of the iceberg (mixing metaphors here) or rather the edge of the world’s biggest fungual growth. The ripple effect of these hurricanes and the resulting damages will be felt globally.

    Here is a Butterfly Effect Scenario

    Landlords seeing mold with no coverage and nonrenewals due to hazardous conditions will walk away from properties.

    Mortgage Holders are global investors through mortage backed securities. As defaults happen investors want more return for higher risk.

    Mortgage rates go up.

    Americans quit refinancing to buy consumer goods.

    Less goods purchased equals less corporate profits for American and foreign companies.

    Some companies require pre-certification by an environmental co that a property is mold-free before giving mold coverage. Many will follow suit I’m sure.

    We are fortunate to live in an era that has the means to identify any home that may have indoor air quality problems, mold just happens to be the most easily identified. Mortgage lenders will be smart to require some form of test prior to closing that would identify a problem that could come back to haunt them.(No pun intended here at Halloween) With the advent of enzymatic treatments both pre and post loss, most if not all dwellings can now be saved. Lenders should step forth and lead the way in protecting their investments since the insurance industry has stepped aside.

    Another site to check out is http://www.noburn.com – Their product line consists of two products that are not only mold growth inhibitors, but fire reactants as well. Good stuff. Take a look at Wood Gard MIH and Plus MIH. Both are backed by a mold growth warranty for builders. Products like these could really make a difference within the building industry.
